Recent farmland transactions across the Midwest continue to demonstrate strong demand from both local investors and farmers, particularly for high-quality, highly productive acreage.
Iowa
A 146.27-acre farm in Poweshiek County, located south of Grinnell, sold to a local investor through an online auction in June. The farm included 139.98 tillable acres with a CSR2 of 87.60 and sold for $18,100 per acre, or $215.91 per CSR2 point per tillable acre.
In Cedar County, a 40.00-acre farm west of Tipton sold to a local investor through a private treaty transaction in April. The property featured 32.20 tillable acres with a CSR2 of 90.20 and brought $15,379 per acre, or $211.80 per CSR2 point per tillable acre.
A 157.19-acre farm in Benton County, northeast of Watkins, changed hands through a private treaty sale in February. Purchased by a local investor, the property consisted of 155.39 tillable acres with a CSR2 of 88.20 and sold for $15,900 per acre, equating to $182.36 per CSR2 point per tillable acre.
Illinois
A 158.96-acre farm in DeKalb County, located northwest of Malta, sold to a farmer through an online auction in February. The property included 156.22 tillable acres with a Productivity Index (PI) of 139.55 and sold for $16,300 per acre, or $118.86 per PI point per tillable acre.
Minnesota
In Faribault County, a 123.02-acre farm south of Delavan sold to a farmer at a hybrid auction in March. The farm featured 120.70 tillable acres with a Crop Productivity Index (CPI) of 93.50 and sold for $12,200 per acre, or $132.99 per CPI point per tillable acre.
Another Minnesota sale occurred in Brown County, where a 55.32-acre farm southwest of Hanska sold to a farmer through a private treaty transaction in April. The property included 54.64 tillable acres with a CPI of 96.00 and brought $12,900 per acre, or $136.05 per CPI point per tillable acre.
Nebraska
A 160.00-acre farm in Dodge County, located north of Fremont, sold to a farmer through a one-chance sealed bid sale in February. The property consisted of 154.56 tillable acres with an NCCPI rating of 61.90 and sold for $11,250 per acre, or $188.14 per NCCPI point per tillable acre.
